We get a lot of homeowners who want to know—is it time to repair or replace their roof?
Roofing systems will come in all kinds of materials, qualities and price ranges. Ongoing maintenance, suitable for the specific roof and material, is important and will contribute to how the roof performs, when it needs repairs and when it needs replacement.
When you make decisions about roof work here are a list of things to consider:
Repair
- The roof may have localized damage such as missing shingles, wear from weather or animal damage.
- There may be damage to the roofing material and structure in certain areas due to build-up of ice during the winter.
- Leaks may occur at the flashing (chimney, counter or step).
- Leaks occur from roof vents or plumbing stack pipes that are damaged
- The roof may have widespread damage, shingle wear or have exceeded the life expectancy of the product.
- The roof appears to sag in key areas because of insufficient strength or deterioration of framing or sheathing.
These may be either Repair or Replace but would require a professional assessment.
- Excessive moisture in the attic area that may lead to deterioration of the roof structure, rotting roof decks and sheathing.
- Roofing material — The roofing material may fail due to poor installation or may not be the proper type for the specific application.
