There is a roof vent leak on front domer in front of the house. There is also a rip around the vent through the ice and water shield area. We installed a new vent along with new shingles and sealed around the vent to prevent any future leaks.
We recommend a new roof, this roof needs 2 layers. We also found that the pitch is too low which means a flat roof would be the best solution to prevent leakage.

This home has a tar and gravel pitched roof. There is a roof vent that is in poor condition this is causing a leak. It leaked previously and started again recently, therefore the leak is coming from the vent and not the flat roof. We were able to repair the vent and reinstalled shingles around the vent and sealed it heavily. We did notice the bricks are deteriorating and gave the homeowners a referral to a local company, BJ Brickworks.
