There was an exhaust vent that was installed broken. It appears as if the vent had been sitting and the plastic had deteriorated and turned brittle and when nails were put in it the flashing cracked and allowing in water. Removed this vent and installed a new 4 inch black exhaust vent. Sealed the flashing on a 3 inch exhaust pipe flashing that was allowing in water. Popped Nails Prove To Be Roof Leaks

Problem: There is a roof leak on second story above the bedroom coming through the vent. It is leaking because there is no underlayment , snow and ice is building up, there are exposed nails around the vent causing the leak, there are also some missing shingles in front of home, and there are several leak sources from popped up nails
Solution: We were able to seal around the roof vent using roof cement, to make the area is water tight.

Luckily the homeowner does not need new roof.
Problem: Unfortunately, the valleys are shot. The valley one next to chimney was leaking really bad, to the point that the wood was exposed.
Solution: We slipped the shingle tabs to cover exposed wood on valley for now, we were able to seal around chimney, and around the vent pipe stack collar.

Temporary roof repair was done with roof cement and membrane half way up valley 6’ long and 1’ wide.
The original valley was installed too tight and stretched and ripped with the different weather conditions and now it’s brittle and falling apart.
The valley is located on the right side of the home above the front door. The valley was a flat roof membrane valley. We also found a crack in the brick work 6” on right hand side of window and valley was 4’ away from the window.

Animal damage found on roof near chimney and gutters.  We were able to fix it by placing a piece of metal on hole near gutter to close it and sealed gap near back pan on chimney.  Also replaced damaged shingles and sealed them well.  The roof will need replacing soon, homeowner was advised.
