The first roof leak was caused by an attic vent that should be a 6 inch exhaust vent. It was leaking through this vent because the incorrect vent has been installed in this area. There is also another attic vent that is leaking and should also be an exhaust vent.
Today we temporarily sealed the leaking attic vent today.
Second leak – We were not able to get into attic properly to determine exact leak location. Homeowner stayed with repair specialist on the roof during repair.

Mr Roof Repair removed the shingles around chimney. Then installed an ice and water shield (water proof membrane).
We Installed new shingles around the chimney and up the wall.
We also replaced the shingles installed during initial repair with matching driftwood shingle.
Also sealed around an exhaust pipe on one of the dormers.

Repair Summary:
The damage to the existing roof was caused by animals. There are two areas of damage – one at front and one at back. We removed the broken shingles and replaced with new shingles.
As part of our roof tune up we, cleaned the eaves trough at front of house.
Recommend that front of home be installed with gutter filter (34 ft) – this would eliminate the build up of debris causing the gutter spikes to come out. There is no drip edge here so water is making the fascia wood …

Valley is 15 ft. We removed one layer of shingles on either side of valley. We also removed the valley metal and installed ice and water shield (water proof membrane) on each side of valley 24” out and 15 ‘ up valley
We applied roof cement to both sides of water proof membrane on each valley. We re installed new shingles using roof cement and nails for a closed valley method.

There were no cedar shakes missing, but there was a 3” pipe flashing that was pulled up by raccoons and leaking because it had snow behind it. We removed the animal cage and flashing. We put roof cement around the pipe and installed new pipe flashing and re secured the cage using 4 inch framing nails to discourage any further animal damage.

We had to repair both valleys, 400 sq ft total including the hip roof and ridge). We had to repair the pipe flashing with cement and nails.

The roof vent pipe has the sealant cracked around it. We were able to remove the old sealant and resealed it. This will keep the area water tight for a while, it should be noted that this needs a proper vent pipe stack and metal flashing around it to ensure no future leaks.
In the front of the house on the east side, the rubber membrane is separating from the metal edge. We did get it sealed but it keep an eye on it as problems will occur in future.

There was an ice dam and leak in the winter and now during the rain.
There is a leak into bathroom in front of the house. We also assessed the roof condition and advised if replacement was required to sell home or if he can get by because a home inspector will make a report.
Our roofing specialist noted this home has a very messy roof, and needs a roof replacement asap and they are selling house soon.
