Roof Tune Up and Assessment

The Reason the Homeowner Called Mr. Roof Repair:
This was a maintenance call and we asked to complete a roof tune up.
The Problems We Found:
We inspected the main roof.  There are designer shingles at the front of the home and they appeared to be cracking and deteriorating. The roof is showing signs of aging on both the front and the sides of the home.

Chimney Repair and Skylight Replacement

The Reason the Homeowner Called Mr. Roof Repair:
The home’s skylight needed replacing as the old one was leaking and the chimney needed to be isolated as discovered in a prior inspection.
The Repairs Completed:
We removed the old skylight and replaced it with a custom curb mount, tinted with Argon gas from Artistic skylight. We cleaned the curb and installed new flashings for the skylight. We used a thick bead of caulking to sandwich between the frame, glass and curb to ensure it is secure and watertight.

Torn Shingle Repair

Why The Homeowner Called Mr. Roof Repair:
The homeowner had noticed some of his shingles had animal damage.
The Problems We Found:
When we inspected the roof and found 5 spots with torn shingles.   When we inspected the rest of the roofs’ surface, we found an area of concern with the fascia board.  There is a wire mesh where animals are getting in through hole.  The roof has approximately 2 years of life remaining and is showing signs of deterioration.
Solution for the Roof:
Replaced torn shingles with new Frost Red 3 tab shingles.

Permanent Repair – Flashing and Capping – Parapet Wall

Why the Homeowner Called Mr. Roof Repair:
We had discovered a leak on the flat roof initial inspection.
The Solutions for the Roof:
We removed and installed new flashing along the top (approx 50ft) and sides of parapet wall (70 ft) where it meets the flat roof.  On a previous occasion by a separate contractor, approximately 25 feet of brick wall was taken down and rebuilt using plywood, concrete and mesh.
New side flashing and new top cap was installed and we fully wrapped wall to ensure it was water tight.

Roof Over Install

Why Homeowners Called Mr. Roof Repair:
We were called in to recover a 500sq foot front section of the roof.
The Problems We Found:
The A frame roof and 2 valleys are worn out, which includes chimney, hip and ridge shingles and a small separate eyebrow roof section.
The Solution For the Roof:
We installed laminate shingles – the main home had a 7 12 pitch, dormer 10 12, lower porch was 8 12.  New flashings on chimney and lower porch roof were also installed to complete the job.

Animal Damage Permanent Repair

The Reason the Homeowner Called Mr. Roof Repair
Animals had ripped off shingles and exposed the wood on the roof.
Solution for the Roof:
The catwalk behind and beside the chimney as well as the mansard was permanently repaired.  We installed new shingles in these areas.   We also replaced shingles in 4 spots on main roof as well as 2 ridge caps.
Furthermore, we “animal proofed” 2 vents by adding screens on top of them.
There was no screen added to the wall as animal repellent was used in that area and the animals themselves …

Permanent Chimney Repair and Low Slope Section Recovery

Why The Homeowner Called Mr. Roof Repair
The chimney on the home required permanent repair as well as the low slope section needed upgrading on the transition section on the extension.
The Repair Work done:
The low slope area covers about an 8’ x 8’ surface area.  We removed all shingles in this area and cleaned the wood underneath.  We then installed an ice and water shield here and then installed new shingles.

Temporary Flat Roof Leak Repair

The Reason the Homeowner Called Mr. Roof Repair
The homeowner noticed a leak in their tenant’s bedroom
The Problems We Found:
The leak was evident from the cracking around the ceiling lamp and the wall to the adjacent bedroom. There is no evidence of a leak in the second bedroom, however the water damage continues down to lowest point of the wall.  On the roof of the home, the flashing along the brick parameter wall is rusted and breaking away.
Solution:

Permanent Valley Repair

Mr Roof Repair was called to repair a leaking valley. Valley was leaking because no waterproof membrane was installed so we removed the shingles, installed the membrane and reinstalled the shingles. We also performed a roof tune up and repaired a leaking roof vent.

Animal Damage To Roof

There are three holes due to animal damge. Squirrels are getting in on 3 corners of home. They were getting in on the 4th but homeowner had a previous repair last year.
They are getting in where there should be drip edge on the home and there is none installed. They are getting in right at the end of each hip.
Covered each holes with metal. Installed new shingles that were torn and double nailed them so they will have a hard time lifting shingles. Sealed the nail holes with chem caulking.
