An assessment was wanted as there was a leak occurring when the snow was melting where valley comes down onto front dormer where it meets the wall.

At the beginning of the shingle the flashing along the walls were installed incorrectly and not properly sealed. The top wall was not sealed against brick. This allows exposed area where brick meets the wall which can allow water to get in.

While on location in central Toronto for this roof repair we first installed 3 inch plywood to close off gap between roof deck. This was covered with custom copper penny aluminium flashing. The main reason for the new roof flashing being installed was to close off and ensure that no animals could nest in attic and most of all make sure the entire area will not leak even under the heaviest of weather conditions. Squirrels were getting into a 3 inch pipe flashing causing animal damage – it was a thin rubber like flashing.
There are two pipes in the same area – the other pipe was a plastic material so they were not to able get in that one.

The first roof leak was caused by an attic vent that should be a 6 inch exhaust vent. It was leaking through this vent because the incorrect vent has been installed in this area. There is also another attic vent that is leaking and should also be an exhaust vent.
Today we temporarily sealed the leaking attic vent today.
Second leak – We were not able to get into attic properly to determine exact leak location. Homeowner stayed with repair specialist on the roof during repair.
