The homeowner noticed a leak in their tenant’s bedroom
The Problems We Found:
The leak was evident from the cracking around the ceiling lamp and the wall to the adjacent bedroom. Roof Assessment

The Reason Homeowner Called Mr. Roof Repair:
An assessment was wanted as there was a leak occurring when the snow was melting where valley comes down onto front dormer where it meets the wall.
The Problems We Found:
At the beginning of the shingle the flashing along the walls were installed incorrectly and not properly sealed. The top wall was not sealed against brick. This allows exposed area where brick meets the wall which can allow water to get in.

Permanent Roof Flashing Install

While on location in central Toronto for this roof repair we first  installed 3 inch plywood to close off gap between roof deck. This was covered with custom copper penny aluminium flashing. The main reason for the new roof flashing being installed was to close off and ensure that no animals could nest in attic and most of all make sure the entire area will not leak even under the heaviest of weather conditions. This was closed off along a 35 foot area.

Roof Vent Installation

Repair Specialist removed the damaged vent from the roof. Installed a black slant back roof vent using roof cement and chem caulking. Sealed the other turbine vent on the roof as it was not previously sealed.
Also sealed two exhaust pipes on the roof and one furnace stack that were also not sealed.

Seal Wall Flashing Repair

Sealed all the remaining wall flashing on left and right of garage at front where it meets the second story and wall flashing at left side at back. (the right side in back was done during the initial repair)
Also sealed up all pipes or roof vents on roof for maintenance.

Gutter Seal Repair

Gutter was leaking. Our repair specialists found a seal broken. We repaired the seal with waterproof caulking. We recommend adding a gutter filter.

Animal Damage Roof Repair

Squirrels were getting into a 3 inch pipe flashing  causing animal damage – it was a thin rubber like flashing.
There are two pipes in the same area – the other pipe was a plastic material so they were not to able get in that one.
Mr Roof Repair removed the pipe flashing and installed a new pipe flashing with chem caulking and nails. We also sealed the second pipe flashing that was in this same area as additional protection. There is a 3rd pipe flashing on other side of the home …

Eaves Repair and Roof Repairs

Mr Roof Repair found the home does have gutter filter installed in eaves, however there are alot of trees around home and alot of debris is going on top of gutter filter and staying there. Little plants are forming on top of filter and not blowing off.

Simple Roof Repairs

The first roof leak was caused by an attic vent that should be a 6 inch exhaust vent. It was leaking through this vent because the incorrect vent has been installed in this area. There is also another attic vent that is leaking and should also be an exhaust vent.
Today we temporarily sealed the leaking attic vent today.
Second leak – We were not able to get into attic properly to determine exact leak location. Homeowner stayed with repair specialist on the roof during repair.
