Temporary Leak Repair

The Reason the Homeowner Called Mr. Roof Repair:
This mansford (French) style home was showing signs of water running down the outside.
The Problems We Found:

Repair Vent Leaks

There is an attic vent installed where there should have been a 6 inch exhaust vent installed – the incorrect vent was installed and was leaking. Also there was a tear in a shingle behind the vent.
Removed leaking attic vent and installed a 6 inch exhaust vent for the bathroom. Removed the broken shingle and installed a new one. Installed vent with chem caulking due to type of vent.
Also re nailed a 3 inch pipe flashing and resealed this as well. It was lifting due to wind.

There was an exhaust vent that was installed broken. It appears as if the vent had been sitting and the plastic had deteriorated and turned brittle and when nails were put in it the flashing cracked and allowing in water. Removed this vent and installed a new 4 inch black exhaust vent. Sealed the flashing on a 3 inch exhaust pipe flashing that was allowing in water. Chimney Repair

We removed all shingles around the chimney and up to valley.
Installed ice and water shield (water proof membrane)
Installed new shingles around chimney and all the way up to valley using roof cement and nails.

Animal Damage Roof Repair

Squirrels were getting into a 3 inch pipe flashing  causing animal damage – it was a thin rubber like flashing.
There are two pipes in the same area – the other pipe was a plastic material so they were not to able get in that one.
Mr Roof Repair removed the pipe flashing and installed a new pipe flashing with chem caulking and nails. We also sealed the second pipe flashing that was in this same area as additional protection. There is a 3rd pipe flashing on other side of the home …

Chimney Repair

Repair Summary:
Upon arrival Mr Roof Repair found that there was a chimney leak. There was no ice and water shield (underlayment) installed and chimney flashing sealant had deteriorated and was open in a few places.
We resealed the chimney flashing and resealed the shingles where they meet the chimney. We also sealed underneath the shingles sealed the laps and sealed some of the keys of the shingles around the chimney. We also sealed three attic vents and one three inch pipe flashing.

Vent Repair Needed For Roof Leak

Repair Summary:
The leak is from a roof vent. We removed the vent and one layer of shingles (roof has two layers of shingles). The vent was not installed with any sealant and with no underlayment. Damaged vent was replaced with a new vent and installed with roof cement and nails. Below this there was a leaking 3 inch exhaust pipe flashing – removed and replaced this. Pipe Flashing Repair

It was necessary to redo both VALLEYs AND PIPE FLASHING
Redo the pipe flashing using roof cement and nails.

Chimney and Pipe Flashing

We removed a 4” pipe flashing and replaced it with new pipe flashing using roof cement and nails. We also had to remove a 1” pipe flashing and installed new flashing and sealed it using roof cement and nails.
We then installed counter metal going around chimney and capped it off and closed it off with metal and seal it to ensure it was watertight.

Chimney Flashing Repair

There was damaged chimney flashing, deteriorated counter flashing sealant and damaged shingles surrounding the chimney.
We opened up the corner of the chimney, installed new flashing, cleaned up old caulking on counter flashing, resealed the flashing and sealed all the shingles around the chimney. We also sealed all the gaps, cracks and mortar joints to ensure water tightness and eliminate any more roof leaks.
