We are getting a lot of calls for flat roof repair—The two most common flat roof systems on homes in the GTA are Tar and Gravel and Rubber membrane. Generally these roof systems can last anywhere between 10-30 years but can fail at any point if they are incorrectly put on.

All roofs should be inspected semi-annually and after major storms. During the roof inspection particular attention should be paid to the flashings around all of the roof top penetrations. The majority of flat roof leaks occur at the flashings. Often, water finds its way into a flashing seam and in winter can freeze, weakening the seam.

Another important maintenance item, often neglected, is to simply keep the roof drains free of debris. A clogged roof drain will cause water to pond, leading to increased “dead load” weight on building that may not be built to accommodate that weight.  

Lastly ensure that you inspect the areas that have vents, pipes, antennae, or skylight these areas are notorious for roof leaks.
