			<content:encoded><![CDATA[<p>The Reason the Homeowner Called:</p>
<p>The homeowner called in because of <a href="http://mrroofrepair.ca/roof-maintenance.htm">missing shingles</a> that were causing a leak.</p>
<p>The Problems We Found:</p>
<p>Upon inspection of the roof we discovered there were 2 shingles missing.  The wood underneath was exposed as there was no existing underlayment and thus water was getting into the attic.</p>
<p>We inspected the rest of the roof and found that there were several lifted cap shingles.   On the porch on the right side the <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashing</a> had been installed incorrectly along the top wall and was loose. The actual construction of the wall protrudes in and comes back out in three spots. The original roofer ran flashing straight across and had not sealed it  - it was floating across and could potentially cause problems (leaks).</p>
<p>The rest of the roof was in good condition and all the vents had been animal proofed with screens.</p>
<p>The Solution for the Roof:</p>
<p>We replaced the missing dual grey shingles and re-secured the lifted cap shingles.  We then tucked the loose flashing back under the moulding that was embedded in the brick.</p>
<p>Further Recommendations for the Homeowner:</p>
<p>A permanent solution would be to remove flashing and tie it in properly around the corners and seal custom bend along the top wall.</p>
<p>A quote will follow for this permanent repair.<br />

<p>We were called in because there was a leak coming into the back of the home along the wall. The drywall in the home had been damaged by the leak.</p>
<p>The Problems We Found:</p>
<p>We inspected the roof and discovered there was a plumbing stack directly above the wall. We removed the shingles around the area and found a 2 x 8 inch gap.</p>
<p>The water was gaining access here and we could see the path the water was travelling.</p>
<p>The Solutions for the Roof:</p>
<p>We installed metal flashings around the plumbing stack to close off the gap and sealed it with roof cement.  We then attached new 3 tab dual brown shingles and a 3 inch collar.</p>
<p>There was a second plumbing stack and here we installed a new 3 inch plumbing flange and sealed off the area using new shingles and roof cement.</p>
<p>We checked out the rest of the roof but there were no other issues as the roof was in good condition.<br />

<p>The homeowner called in because of a roof leak and maintenance.</p>
<p>The Problems We Found:</p>
<p>We removed shingles around the <a href="http://mrroofrepair.ca/chimney-caps.htm">chimney</a> approximately 18 to 20 inches to expose the wood and find the leak source.  There were signs of water entering the sides and in between the shingles.  The counter <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashing</a> had not been stepped and there was no ice and water shield installed.</p>
<p>We found that the fascia board was too low and did not meet the roof deck allowing for a 2 to 3 inch gap around the perimeter of the home.</p>
<p>When we inspected the soffits on both sides of the valley we found there were cubby holes and could potentially be inhabited by animals.</p>
<p>The Solutions for the Roof:</p>
<p>We installed animal proof mesh to the soffits to ensure animals will not nest or damage shingles in these areas.  We then installed screens on seven attic vents and three plumbing stacks to ensure animals will not rip them off and gain access to the attic</p>
<p>For the chimney we installed custom bent metal to close off gaps on all sides and then applied roof cement to seal the area where brick meets the deck. We then mounted an ice and water shield, proper <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashings</a> and installed a front and back pan.  We installed new shingles and step flashings sealing each row to ensure the area is water tight.   A drip edge was then installed to close the gap and ensure the area is water tight and prevent future issues.<br />

<p>A leak was noticed in the kitchen from an area where an old light used to be.  They had cut open the ceiling and noticed water dripping, which was coming from the trusses from the roof in the attic.</p>
<p>The Problems We Found:</p>
<p>After having a look at the area the homeowner had uncovered in the ceiling of the kitchen, we went up into the attic.  There was an attic<a href="http://mrroofrepair.ca/roof-ventilation.htm"> vent </a>in the place where an old stove pipe used to be. Homeowner had removed it years before as he had no use for one. The attic vent was installed over the pipe but was not sealed properly; it hung by a few nails and was completely loose.</p>
<p>Solutions and Work Done:</p>
<p>After we confirmed with the homeowner that he would have no use for it, we removed the vent.  We then removed 6 shingles and installed 3 x 3 metal <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashing</a> and sealed off area with roof cement. Wood underneath was wet and indicated the source of the leak.   We then installed new shingles and permanently sealed off the area to ensure no water will be able to penetrate through.</p>
<p>We then removed an attic vent and properly sealed the area and reinstalled using screws.   The original nails holding the vent had popped up due to expansion and contraction and therefor it was not properly secured.<br />

<p>We sealed all the vents and plumbing stacks.</p>
<p>Further Recommendations for the Homeowner:</p>
<p>We suggested that a specialist be contacted to have the windows caulked.  The old caulking needed to be removed and replaced properly by an expert in this field.</p>
<p>Homeowner was home and is aware of condition of roof.<br />

			<content:encoded><![CDATA[<p>The Reason the Homeowner Called Mr. Roof Repair:</p>
<p>The home’s skylight needed replacing as the old one was<a href="http://mrroofrepair.ca/roof-maintenance.htm"> leaking</a> and the chimney needed to be isolated as discovered in a prior inspection.</p>
<p>The Repairs Completed:</p>
<p>We removed the old<a href="http://mrroofrepair.ca/skylight-repair.htm"> skylight</a> and replaced it with a custom curb mount, tinted with Argon gas from Artistic skylight. We cleaned the curb and installed new <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashings</a> for the skylight. We used a thick bead of caulking to sandwich between the frame, glass and curb to ensure it is secure and watertight.</p>
<p>Chimney isolation was also done.  We removed one shingle around the chimney and cleaned the area. We installed new metal <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashings</a> to close off gaps between deck and brick.  We then used roof cement to close off all exposed nails and installed an ice and water shield around perimeter and up the brick wall.  We installed new shingles using step flashing, sealing the area with roof cement for a permanent water tight solution.<br />

<p>The Problems We Found:</p>

We inspected the vents at the top (which were 8 to 10 feet away from area he was concerned about).  The vents were dry and not showing any signs of leaking.   The plywood underneath was in good condition and the insulation was topped up nicely.   The air quality in the attic was excellent and there were no signs of any water tracing at all.  We inspected the roof’s surface in the area of sound and lifted a couple of shingles. We noticed there was no underlayment but the wood was dry and there were no shingles missing or damaged and they are in good condition.</p>
<p>Solutions for the Roof:</p>
<p>We performed a <a href="http://mrroofrepair.ca/roof-maintenance.htm">roof tune up</a> which included sealing all vents and exposed nails on the ridges.</p>
<p>Further Observations:</p>
<p>It is possible the customer was hearing expansion and contraction noises in the wood deck but everything was in good condition.<br />

<p>The Problems We Found:</p>
<p>We inspected inside the home.  There are visible signs of leaking as the homeowner had cut  a piece out of the drywall and behind it, the wood was wet.  Upstairs, in another room the drywall was also cut and the insulation was wet.</p>
<p>We then went up to inspect the <a href="http://mrroofrepair.ca/roof-maintenance.htm">roof’s surface</a>.   We lifted shingles and pan on the chimney to inspect it further. There is no ice and water shield installed and there is a gap where the plywood meets the chimney. This gap is approximately 1-2 inches, all the way around. The step <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">flashing</a> was not brought in under the pan so water is getting in underneath and is finding its way in, causing the leak.</p>
<p>The Solution for the Problem:</p>
<p>As a temporary solution, we sealed the area with roof cement. A temporary repair was done to allow the homeowner time to complete the permanent repair.</p>
<p>There is no guarantee on how long a temporary solution will stop or slow the leak and it is suggested that a permanent repair be completed as soon as possible.</p>
