<li>Inspected rest of the roof and shingles are still in good condition</li>

<li>Removed the two damaged plastic vents</li>
<li>Installed two new vents slant back aluminum</li>
</ul>
<p>(These vents are stronger and more durable)</p>

<li>This roofing system had a roof underlayment for moisture protection</li>
<li>Sealed under the vent using roof cement as an added layer of protection around the base</li>
<li>Aluminum shingles were clipped back into place and fastened with screws to secure</li>
<li>Installed animal mesh wire over existing plastic vents</li>
<li>Three additional vents on the roof were covered using mesh to protect them from future animal damage</li>

<li>Installed new flashing and step flashing on chimney</li>
<li>Sealed using caulking</li>

<li>Investigated further and found the shingles were not finished under the soffit area along the wall</li>
<li>The wood planks were exposed and causing of the leak</li>
</ul>
<p>-        ROOF SPECIALIST INSPECTION (3):</p>
<ul>
<li>Pointed out to homeowner the wall is made of stucco and is cracked</li>
<li>This could be allowing water in as well</li>
<li>Also water will rot the stucco and beyond</li>
<li>Homeowner is aware of these new findings</li>
</ul>
<p>-        ROOF SPECIALIST REPAIR REQUIREMENT:</p>
<ul>
<li>Not feasible for part replacement and repairs</li>
<li>The skylight needed to be replaced</li>
</ul>
<p>-        ROOF SPECIALIST REPAIR PROCESS 1: REPLACE SKYLIGHT AND SKYLIGHT ISOLATION</p>

<li>Removed shingles from around the skylight to expose the wood (approximately 3 feet around the curb)</li>
<li>Removed old skylight</li>
<li>Installed new ice and water shield (water proof membrane) as a second layer of protection and up curb</li>
<li>Sealed the area using roof cement to close off gaps</li>
<li>Custom made a new Curb Mount Energy Star Argon Gas Skylight with Brown Aluminum Frame</li>
<li>Installed the custom unit and secured with screws</li>
<li>Installed new shingles</li>
<li>Custom built flashings for front and back pan</li>
<li>Installed the flashings</li>
<li>Installed counter flashings on side to cover step flashings</li>
</ul>
<p>-        ROOF SPECIALIST REPAIR PROCESS 2: INSTALL AND SEAL CUSTOM PAN TO DIVERT WATER FROM VALLEY</p>
<ul>
<li>Today repaired the area</li>
<li>Built a new custom bent pan with a counter flash on top</li>
<li>Installed into the wall and sealed</li>
<li>The metal was placed underneath to cover exposed wood so water cannot enter</li>
</ul>

<li>The roof was done by a handyman and the valley had been installed incorrectly.</li>
</ul>
<p>-        OBSERVATION:</p>
<ul>
<li>When the shingles met the wall there was no step flashing used – shingles were curled up on the wall and covered with a piece of metal.</li>
<li>As well there was no flange installed on the plumbing stack – was caulking only and this was ripped and cracked.</li>
<li>Chimney did not have proper flashing – there were only step flashing along the sides and this was used as the front pan as well.</li>
</ul>
<p>-        REPAIR REQUIREMENTS:</p>
<ul>
<li>Permanent t repairs – (along) wall and <a href="http://mrroofrepair.ca/roof-valley.htm">valley repairs</a>; permanent chimney flashing repair; plumbing stack repair</li>
<li>Valley Install &#8211; Shingle Repair &#8211; Plumbing Stack Flange Install &#8211; Chimney Flashing Install</li>
</ul>
<p>-        REPAIR PROCEDURE:</p>
<ul>
<li>Removed shingles from the valley and the entire area – 3 feet from center and along the wall. (Valley is 8 feet long and area along the wall is 6 ft by 6 ft.)</li>
<li>Removed the counter flashing (that had been used against the wall.)</li>
<li>Prepped and cleaned roof surface. It can be seen in the pictures the water stains on the wood where it had been leaking.</li>
<li>Opened the plumbing stack – the rubber flange had been buried with the shingles on top of it.</li>
<li>After removal, it was found that the wood had rotted and there was a hole approximately 12 x 12 inches.</li>
<li>Used thick gauge custom metal to close up the hole along the wood.</li>
<li>Bent the custom metal to go against the wall.</li>
<li>Sealed area using roof cement, and</li>
<li>Closed off metal flashing to ensure the gaps between the boards are sealed off.</li>
<li>Installed ice and water membrane on entire area. (This was installed up the wall and three feet from the wall as well as at the valley extending out four feet on each side).</li>
<li>Re-installed the plumbing stack – installing a new 3 inch DuraFlow plumbing flange and sealed with roof cement.</li>
<li>Installed new shingles (rainbow red).</li>
<li>Sealed against wall using step flashing and proper wall flashing.</li>
<li>Valley was installed in closed cut valley method.</li>
<li>Sealed using roof cement along the caps.</li>
<li>Installed new custom bent flashing on the chimney for the front and back pan and properly sealed.</li>
</ul>

<li>Installed new 3 tab Weatherwood IKO shingles and properly sealed using roof cement.</li>
<li>Installed custom <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">counter flashing</a> properly stepped along the brick.</li>
<li>Installed custom back pan counter flashing to cover step flashing on the saddle.</li>
