I have a metal roof and I have a lifetime warrenty of 50 years so I am all set! 

Metal roofing can be fine but they are prone to leaking just like any other roof system.   If the roofer did not cap the metal at critical points on your roof, or if there are exposed areas left on the roof  that were not sealed, you will have leaks or little critters making a nice home in your attic.

Last week we repaired the above problem.  There were seven uncapped areas on this lovely metal roof where animals were making a nice home inside their home.  They were chewing the wood and nesting in the insulation–yikes!

Remember it is not the roof that stops the leak it is making sure all the finishing touches are properly completed that make the roof leak proof.  Proper Sealants along all flashings, valleys and around all vents.  Capping and edge metal  are needed to make sure water flows where it is suppose to.

Our number one call for leaks is leaks as a result of deteriorated sealants so make sure this is not neglected.
