This was a maintenance call and we asked to complete a roof tune up.

The Problems We Found:

We inspected the main roof.  There are designer shingles at the front of the home and they appeared to be cracking and deteriorating. The roof is showing signs of aging on both the front and the sides of the home.

The back of the roof was different than the front and was done in a 3 tab Heatherblend shingle.  The shingles were starting to deteriorate in the valleys and along left hand side.  The shingle life remaining was about 2 to 3 years maximum.   The eaves troughs were clean and clear and had no blockages.  The skylights are in good condition and showed no signs of any leaking or condensation.  The windows need re-caulking.

The Solution for the Roof:

We sealed all the vents and plumbing stacks.

Further Recommendations for the Homeowner:

We suggested that a specialist be contacted to have the windows caulked.  The old caulking needed to be removed and replaced properly by an expert in this field.

Homeowner was home and is aware of condition of roof.

We were called in to recover a 500sq foot front section of the roof.

The Problems We Found:

The A frame roof and 2 valleys are worn out, which includes chimney, hip and ridge shingles and a small separate eyebrow roof section.

The Solution For the Roof:

We installed laminate shingles – the main home had a 7 12 pitch, dormer 10 12, lower porch was 8 12.  New flashings on chimney and lower porch roof were also installed to complete the job.

Roof maintenance and tune-up was wanted by home owner.

Problems We Found:

Upon inspection of the roof we determined that 9 vents, 2 plumbing stacks, hips, ridge, ridge caps and exposed nail required sealing.  Several shingles were lifted around the roof’s surface.

Eavestroughs were in good shape although there were 3 rubber balls blocking the water flow.

Flashing on the front of the home (garage area) required sealing.

Solutions for the Roof:

We sealed off the vents, plumbing stacks, hips, ridges and ridge caps, as well as the exposed nails.  We re-secured the lifted shingles on the roofs surface and removed the balls from the eaves troughs. Flashing on garage portion of the roof was also sealed.

Further Recommendations for the Homeowner:

We spoke with homeowner to let her know that the valley at back of home required a permanent repair in order to ensure it remains watertight and to help extend and preserve the life of the roof.

This area has weathered and deteriorated more than the remainder of the roof.

A quote will follow for this permanent repair.

We were called in to perform roof maintenance and to give it an overall check  and tune up.

Maintenance Done:

We sealed 9 vents and 2 plumbing stacks along with the ridges, ridge caps and hip.. All the exposed nails were also sealed.  All lifted shingles were re-secured and flashing was sealed on garage portion at the front of the home.

The eaves troughs were inspected and in good shape, however there were three rubber balls trapped and blocking the water flow, which we removed.

Further Recommendations:

We spoke with the homeowner to let her know that the valley at back of home requires a permanent repair, due to weathering and deterioration.  Repair would ensure it remains watertight and to help extend and preserve the life of the roof.

Missing shingles were noticed at the back of the home

The Problems We Found:

The missing shingles (heatherblend 3 tab) were missing at the back of the home due to wind damage.

The Solution for the Roof:

We replaced the missing shingles and did a roof tune up which included: sealing vents, pipes and exposed nails. Roof is in good condition as are the shingles on the rest of the roof.

Recommendations for the Owner:

We found 3 attic vents installed that should be bathroom exhaust vents. These existing exhaust vents should be removed and replaced with the correct ones.   The attic should then be checked to ensure the hoses are connected properly. This will make certain that moisture escapes from the roof and does not remain in the attic which can ultimately lead to mould.

A quote will follow for this suggested permanent repair.

The home was missing shingles and a roof tune up was requested.

Problems We Found:

We inspected the roof and found that there were exposed nails on 13 attic vents, 2 plumbing stacks, and 30 ft of the top wall flashing.  There were also exposed nails on the ridge caps and all along the valley.

2 shingles had come completely loose and others were starting to do the same.

Solutions for the Roof:

Overall the roof is in good condition.  We sealed off all the exposed nails, re-installed the loose shingles and re-secured the others that were starting to come loose.

The homeowner called and requested a roof tune up.

Work That Was Completed:

We went on the roof and sealed all vents, plumbing stacks, ridge caps, and exposed nails.   We then sealed all flashing and the nails on the flashing.  We sealed around the Selkirk chimney and resecured pins on eaves trough.

After installing the new shingles, we installed a 15 ft ridge vent. We removed the cap shingles and installed the ridge vent. Installed hip and ridge and cap shingles to complete repair.
