Does My Roof Need a Flat Roof Tune Up?
- PROBLEM:
Homeowner called in to have his roof checked for possible roof leaks.
Home inspector had said that the edges needed to be sealed.
The roof needed a flat roof tune up
- OBSERVATION:
The edges were coming apart where the flat membrane meets the drip edge.
Also found an area in the membrane that was completely loose and flapping in the wind.
Found a few additional spots, where it meets the neighbor’s home, where the seam was separating and drying up a bit.

Why the Homeowner Called Mr Repair:
We were called in to replace fascia board and install aluminum siding fascia covering.
The Work that we Completed:
We replaced 6 ft of fascia board and installed aluminum siding fascia covering to protect wood from weathering in the future and sealed with caulking.
On the other side, the wood was in good condition and we just installed the aluminum fascia covering and properly sealed it.

REPAIR SUMMARY:
Why the Homeowner called Mr. Roof Repair:
We were called because the homeowner had multiple concerns; missing shingle, loose and missing soffit and fascia.
The Problems we Found:
Upon inspection we found the missing shingle by the front of the chimney. We found a loose soffit piece and there was a 6 foot fascia trim missing. There was an additional 12 ft of soffit that had come loose as well near the balcony.

This was a maintenance call and we asked to complete a roof tune up.
The Problems We Found:
We inspected the main roof. There are designer shingles at the front of the home and they appeared to be cracking and deteriorating. The roof is showing signs of aging on both the front and the sides of the home.

The Reason the Homeowner Called Mr. Roof Repair:
The homeowner noticed missing shingles on the roof.
The Problems We Found:
We inspected the entire roof surface. There were no missing shingles and the shingles were in good condition; there was no shifting or lifting.
There was one detailed shingle on the laminate that was glued on the second level that had come off. The Shingle was intact – no holes or damage and was still in perfect condition. The shingle was a 30 yr laminate and the colour was Weatherwood.

Why Homeowners Called Mr. Roof Repair:
We were called in to recover a 500sq foot front section of the roof.
The Problems We Found:
The A frame roof and 2 valleys are worn out, which includes chimney, hip and ridge shingles and a small separate eyebrow roof section.
The Solution For the Roof:
We installed laminate shingles – the main home had a 7 12 pitch, dormer 10 12, lower porch was 8 12. New flashings on chimney and lower porch roof were also installed to complete the job.

Problems We Found:
Upon inspection of the roof we determined that 9 vents, 2 plumbing stacks, hips, ridge, ridge caps and exposed nail required sealing. Several shingles were lifted around the roof’s surface.
Eavestroughs were in good shape although there were 3 rubber balls blocking the water flow.
Flashing on the front of the home (garage area) required sealing.

We were called in to perform roof maintenance and to give it an overall check and tune up.
Maintenance Done:
We sealed 9 vents and 2 plumbing stacks along with the ridges, ridge caps and hip.. All the exposed nails were also sealed. All lifted shingles were re-secured and flashing was sealed on garage portion at the front of the home.
The eaves troughs were inspected and in good shape, however there were three rubber balls trapped and blocking the water flow, which we removed.

Missing shingles were noticed at the back of the home
The Problems We Found:
The missing shingles (heatherblend 3 tab) were missing at the back of the home due to wind damage.
The Solution for the Roof:

The home was missing shingles and a roof tune up was requested.
Problems We Found:
We inspected the roof and found that there were exposed nails on 13 attic vents, 2 plumbing stacks, and 30 ft of the top wall flashing. There were also exposed nails on the ridge caps and all along the valley.
