Why the Homeowner Called Mr. Roof Repair:

A leak was discovered in the home coming in from both the wall and the ceiling.

The Problems We Found:

Upon inspection of the 2 year old Torch Down roof, we noticed there was no flashing around the chimney. The membrane went up the chimney and was sealed with caulking which had deteriorated and cracked and was the same on the adjoining neighbours sides.

A breather vent is required to allow circulation in the attic, which will allow the flat roof to breathe. Fascia needs to be installed (approximately 12 feet) as there is wood exposed in this area and is the source of the leak inside the home.

The back lower porch is missing flashing on the wall and the roof. There is signs of wood rot and is a leak source.

Solutions for the Roof:

As a temporary solution we sealed around the chimney with roof cement and sealed the areas that tie in with the adjoining neighbours. This repair was done to allow the homeowner time to complete a permanent repair. There is no guarantee on how long a temporary solution will stop or slow the leak and it is suggested that a permanent repair be completed as soon as possible. A permanent repair will ensure the area is water tight and will no longer leak which would lead to further interior damage.

A quote will follow for this permanent repair.
We also sealed three attic vents and one three inch pipe flashing.

The roof is starting to fish mouth and buckle and turn wavy and homeowner will need to consider a reroof within the next few years. A quote will follow for a permanent chimney repair which will ensure the chimney remains watertight.

The leak is being caused by a chimney problem – original roofers did not install ice and water shield (water proof membrane) and did not install shingles using sealant. Also, flashing was not done correctly. It looks like a previous repair was done on chimney – adding a scrap piece of metal which was tarred to chimney leaving exposed nails. This did not solve original leak and allowed in further water.

Today informed customer that we did a temporary repair – surrounded her half of chimney using roof cement. Also cemented above chimney where there is a tie in to the chimney.

Neighbor’s side of chimney does not appear to be leaking at this time. (The only way to guarantee this would be to check the attic of neighbor) Due to the separation wall between two houses if there is a leak on other side it would be going into neighbor’s house.

There are two attic vents leaking – one of which is beside chimney and could be contributing to leak. Second attic vent leaking is in centre of home and is leaking on all sides as well. Today temporarily sealed the vent closest to the chimney. These both need to be replaced with two black square vents.

The temporary repair was done to allow the homeowner time to complete the permanent repair. There is no guarantee on how long a temporary solution will stop or slow the leak and it is suggested that the permanent repair be completed as soon as possible.

It is good to know this in advance so that when the time comes, there will be no surprises. Like in a roof repair project, one must make sure that this will turn out well in the long run – meaning, the roof will now last longer.

First of all, if you know what you’re doing or if you consider yourself an expert with this type of job, then you can proceed safely. But if you’re not an expert, leave this to the professionals. They will know how to work on your roof restoration job so that this will not keep on being a headache for you.

Next, get the right tools and materials for the job. Make sure the appropriate tools are used in your roof repair project. Whether you do it or you have hired somebody to do it for you, make sure they only use the right tools. With regard to the materials to use, you can do a research as to what company can provide you with what you need. Of course, you can ask from the expert working on your project — but at the end of the day, you will be the one to decide considering other factors like our budget and preferences.

Good Sunny Afternoon to you all!
Today I would like to show you our link to a common roof repair MrRoofRepair.ca does.
In this picture set we took two chimneys down that were no longer in use. Many people have older chimneys that they no longer use and rather than leaving them to languish where animals can get in and make nice homes for themselves, a nice option is to tear them down. When done correctly, your roof will showcase as a thing of beauty rather than an eyesore.
