		<description><![CDATA[There is an attic vent installed where there should have been a 6 inch exhaust vent installed – the incorrect vent was installed and was leaking. Also there was a tear in a shingle behind the vent.
Removed leaking attic vent and installed a 6 inch exhaust vent for the bathroom. Removed the broken shingle and installed a new one. Installed vent with chem caulking due to type of vent.
Also re nailed a 3 inch pipe flashing and resealed this as well. It was lifting due to wind.

Flashing is peeling off and has original caulking. Water was coming in around entire flashing. There was ice and water shield (water proof membrane) installed under the laminate shingles, however instead of going under flashing and nailing flashing down and sealing flashing to the shingles it was installed on top of the flashing. Ice and water shield does not stick properly to metal and creates pockets etc. In this case it is not sticking at all and water is hitting chimney and going in between the ice and water shield and the flashing and is getting in through back and sides of chimney. The sides of chimney there is no roof cement to the shingles.<br />
Today as a temporary repair we sealed all of the <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">chimney flashing</a> completely. We sealed where the shingles meet the flashing. This may stop the immediate problem however informed the homeowner that if this does not stop the leak then water is getting in under shingles in other areas as it not sealed from underneath and installed properly. If it leaks again then a permanent repair is required.</p>

			<content:encoded><![CDATA[<div>Problem: Water was draining from downspout too close to the house.  The opening at the top of the chimney was exposed, and there was cracking in the flashing around the chimney. Bathroom and <a href="http://mrroofrepair.ca/roof-ventilation.htm">attic vents</a> were leaking.  Flat roof was also leaking.</div>
<div>Solutions:  In order to deal with the water draining too close to the house, our roof specialist extended the downspout approximately 4-5 feet so water drains further from the house.  We did the same thing with another downspout at the back of the house.</div>
<div><a href="http://mrroofrepair.ca/chimney-caps.htm">Chimney Leaks</a> – In order to seal exposed chimney opening we capped it off with metal and screwed the metal into the brick work.  To deal with the cracks in the flashing we re-sealed everything with chem caulking.</div>
<div>Bathroom vent- this problem was caused by incorrect installation of the exhaust vent. We removed the vent and installed a new one while sealing the area around the vent to ensure it is water tight.</div>
<div>Attic Vents – neither of the attic vents on the roof were installed correctly so we removed both and installed new ones with proper sealant to make sure everything is waterproof.</div>
<div>Flat Roof – the issues on the flat roof steamed simply from the age of the roof.  One of the leaks was caused by the wall cap metal was separating from the wall.  We resealed all of this to ensure no more water would get through.  The second issue with the flat roof was that there was water leaking in where the flat roof was meeting the brick wall.  Mr Roof Repair used water proof sealant and membrane to repair this leak.</div>

			<content:encoded><![CDATA[<p>After starting to remove shingles it was discovered that all around the chimney was completly rotted out to the left in the area that goes into the valley and bottom of valley was rotted out as well. It was a bad design where water comes down valley and into the face of the chimney. Due to rotten wood and design the repair specialist decided to change the architectural design of the roof – redesigned so that water from the valley will bypass the chimney completely. Water from valley and roof will go around right of chimney and there is now a wall behind the chimney. Replaced all rotten wood with new and redesigned the roof so water will no longer touch the chimney.</p>
<p>All new flashing has been installed – L flashing and <a href="http://mrroofrepair.ca/roof-flashing-repair.htm">chimney flashing</a>. All new ice and water shield and new plywood and drip edge installed on left and right of chimney. All shingles were put in from below chimney all way up to chimney and up to second story.</p>
<p>Removed one shingle on either side of each valley. Removed the valley metal and installed ice and water shield (water proof membrane) on each side of valley 24” out and 19 ‘ up the valley.<br />
We added roof cement on both sides of water proof membrane on each valley, re installed new shingles using roof cement and nails for a <a href="http://mrroofrepair.ca/roof-valley.htm">closed valley metho</a>d. In addition, we replaced a bad piece of wood near bottom of valley. Also sealed several shingles around the valley after installing the valley to help ensure no other shingles are leaking.</p>
<p>Shingles are starting to fish mouth on the sides of tabs close to key of shingles.<br />
We recommend coming back to seal miscellaneous fish mouth shingles over entire roof surface to help extend and preserve the life of the roof and avoid future leaks.</p>
